What is a home measurement or floorplan service?

A measurement service is just what it sounds like: Based on what you need, an appraiser will measure your property's dimensions and square footage, then draw a basic or highly detailed layout. The appraiser's report and floorplan is a document that can be used to prove an accurate Gross Living Area (GLA), the total livable space, of your home. These services are helpful and often essential when disputing property taxes or selling a property.

How do home measurement services work?

During a floorplan service, an appraiser takes measurements of the home or property with a measuring tool — either a tape measure or laser measuring device. As they walk the house, they mark the layout of the rooms and other features, like closets, patios, and pantries. They might sketch the property. Then, the appraiser writes up a report and detailed floorplan showing the total living area of the home and the general layout. The final product is a document that can be used to prove certain specs of your property — like the Gross Living Area (GLA) — on tax documents, property listings, and more.

When are floorplan services required?

Disputing real estate taxes

Property tax records frequently reflect inaccurate square footage because the values can come from many sources, and sometimes go unverified — which means you may be taxed for more square footage than you actually have! Unless a certified appraiser has recently performed a valuation on your property (after any renovation that may have affected square footage), you'll need one to perform a measurement service before attempting to dispute what you're taxed. An appraiser verifies an accurate Gross Living Area (GLA) of your property so your taxes reflect the actual square footage — and you can stop overpaying.

Selling a home or property

A home floorplan service will secure a fair price for your home. Area is one of the biggest factors potential buyers look for when purchasing a home — but since these values are frequently approximated rather than accurately measured, your home listing may show less Gross Living Area (GLA) than it actually has. An inaccurate GLA not only reduces the selling price of your home, but possibly even the number of interested buyers. The only reliable method of using an accurate GLA when listing your home is to refer to a recent appraisal or home measurement service performed by a certified appraiser (after any remodeling that might have affected square footage).

Information for real estate agents

To make sure that your client's property closes at a price that correctly reflects true market value, we recommend seeking a floorplan service for the property. Clients, and especially potential buyers, will be grateful for your thoroughness, and you can be assured that the GLA on your client's listing is truly representative of their home. A floorplan can also be a fantastic marketing tactic for attracting potential buyers since they can see the layout and characteristics of the home before and after touring.
